Long-Stay and Monthly Hotels in Pattaya: Rates and Where to Base (2026)

Where to stay in Pattaya for a month or more — hotels and serviced residences with real monthly rates, kitchenette options and the best areas to base yourself.

Long-Stay and Monthly Hotels in Pattaya: Rates and Where to Base (2026)

Most hotels in Pattaya will quietly give you a 30–50% discount if you ask for a monthly rate and are prepared to pay upfront. The ฿3,000/night rack room becomes ฿1,500/night for 30 nights, which shakes out to around ฿45,000 a month with breakfast. Go one tier lower and you can find serviced hotel rooms for ฿6,500–฿15,000/month that include a pool, WiFi and daily cleaning — cheaper than most condo rentals, without the lease and deposit.

This guide is specifically about hotels and serviced residences that openly welcome long-stay guests, not short-term guesthouses where you’d overpay staying monthly. For the broader picture of what a month in Pattaya actually costs — groceries, transport, restaurants — the retirement living guide and the digital nomad guide cover that in detail.

Quick facts (checked October 2026)

  • Budget (฿6,500–15,000/month): LK group hotels and Neta Resort openly advertise monthly rates. Pool, WiFi, cleaning included. No kitchen — you’ll eat out or use street food.
  • Mid-range (฿15,000–30,000/month): Jomtien Longstay Hotel and Centara Nova Pattaya are both solid value. Ask the hotel directly rather than booking via Agoda for a monthly rate.
  • Upper end (฿30,000–50,000/month): Fourium Pattaya and Pinnacle Grand Jomtien offer condo-style rooms with kitchen areas and resort facilities.
  • Monthly ≠ nightly × 30. Always call or email to negotiate — booking platforms usually don’t show monthly packages.
  • Electricity is almost always separate at Thai commercial rates (฿5–8/unit). Add ฿1,500–฿4,000/month depending on how heavily you run the A/C.
  • Jomtien is the long-stay default for most people. Quieter beach, lower prices, calmer pace than Central Pattaya.

Hotel vs condo for a long stay

Both work. The difference is flexibility vs cost.

A condo rental in Jomtien or Pratumnak runs ฿8,000–฿18,000/month for a one-bedroom — usually more space than a hotel room, your own kitchen, and you set the temperature yourself. The catch: you typically need a two-month deposit plus one month upfront, and you’re locked in.

A long-stay hotel is more expensive per month than a raw condo but covers daily cleaning, pool access, and has a reception desk if anything breaks. There’s no lease to sign and you can leave when you want, usually with a week’s notice. If you’re doing your first season in Pattaya or aren’t sure you’ll stay the full month, a hotel makes more sense. If you’re returning and know exactly where you want to be, a condo usually wins on value.

Budget stays: ฿6,500–15,000/month

LK Hotels — Central Pattaya (from ฿6,500/month)

The LK group (LK Metropole, LK Premier, LK Residence) runs a cluster of hotels in the Soi LK Metro area of Central Pattaya — the same street with the open-air beer bars, a few minutes’ walk from Second Road. They actively market monthly serviced rooms and the rates are the lowest you’ll find for a legitimate pool-and-cleaning setup: from ฿6,500/month for a basic room, around ฿12,000/month for something refurbished with air-con and a proper TV.

What you get: a small room, pool access at LK Metropole, WiFi, and daily cleaning. What you don’t get: a kitchen, a fridge (unless you request one), or much space. These are designed for people who eat out every day, which in Central Pattaya costs ฿150–฿400 a meal. For nightlife proximity, no area beats it.

Neta Resort Pattaya — South Pattaya (from ฿9,000/month)

Neta Resort sits a short walk from Pattaya Beach and a few minutes from Walking Street. It explicitly advertises daily–monthly accommodation and puts its rates on rental listing sites: from ฿9,000/month or ฿900/day for a standard room with A/C, pool, gym, WiFi and free cleaning. It’s a no-frills but well-maintained property and one of the cheapest options in the city for a hotel-style long stay. The location is noisy by Jomtien standards — if a quiet beach is the point, it’s the wrong choice.

Mid-range: ฿15,000–30,000/month

Jomtien Longstay Hotel — Jomtien (from ฿790/night, monthly by negotiation)

Despite the name, Jomtien Longstay Hotel isn’t a serviced apartment block — it’s a proper hotel on Jomtien Beach Road that has long accommodated extended-stay guests. Nightly rack rates start at ฿790/night (THB; around NZD $35). For a 30-night stay, that’s ฿23,700 at rack. Monthly packages negotiated directly with the hotel typically come in noticeably below that.

It’s had several floors refurbished and is a comfortable, honest mid-market option rather than a luxury one. Pool, complimentary breakfast on some room types, sea views from upper floors. Good for someone who wants a proper Jomtien beach base without committing to a condo lease.

For a broader look at the Jomtien hotel landscape, the Jomtien beach hotels guide covers the full range.

Centara Nova Hotel Pattaya — Central Pattaya

The Centara Nova is a branded mid-range city hotel on Second Road with a pool, restaurant and gym. Nightly rates sit around USD 30–45 (฿1,050–฿1,575) at standard booking-platform prices. For extended stays, Centara regularly runs 20% or more off for direct bookings; their promotional rates through mid-2026 included additional discounts for stays through October.

The location — central, near Soi Buakhao — suits people who want walkable access to food, bars and transport but aren’t looking for the full nightlife immersion of the LK area.

Upper end: ฿30,000–50,000/month

Fourium Pattaya Hotel & Serviced Residence — Pratumnak Hill

Fourium sits in Pratumnak Hill, the quieter residential area between Pattaya Beach and Jomtien. It’s a proper serviced residence: studio units with a kitchen zone (fridge, microwave, kettle, dining table), larger balconies, and a more condo-like feel than a standard hotel room. Nightly rates start around ฿2,000–฿2,500; for monthly stays, contact the property directly — monthly discounts in this tier are substantial and rarely advertised on booking sites.

Pratumnak suits couples and longer-stay visitors who want something leafy and calm. It’s not walking distance to much, but baht buses are easy to flag and the beach is a short ride.

Pinnacle Grand Jomtien Resort and Beach Club — Jomtien beachfront

One of the older beachfront resorts on Jomtien, the Pinnacle Grand has a beach club, multiple pools, and significantly more space than a standard hotel room. Nightly rates from ฿1,632 at rack. For a monthly stay, expect to negotiate directly — the resort’s long-stay rates have historically attracted retiring expats and repeat visitors on seasonal schedules.

The clearest split is Central Pattaya vs Jomtien. Central gives you walkability and nightlife access; Jomtien gives you a better beach and a quieter pace. What to check before committing to a month

Electricity. Thai hotels charge residential guests at commercial rates — expect ฿5–8 per unit rather than the ฿3–4 on a condo lease. Running A/C full-time in a Pattaya summer (April–October) can add ฿3,000–฿5,000 to your monthly bill. Ask what the rate is before you book.

WiFi. Adequate for email and video calls in most mid-range hotels; some budget properties have shared WiFi that throttles. If reliable internet is essential for work, test the speed on arrival — don’t assume. For full remote-work requirements, the digital nomad guide covers coworking options and real speeds.

Cleaning frequency. Most monthly rates drop daily cleaning to 2–3 times a week. Fine for most people; worth confirming up front.

Check-out flexibility and visa resets. Most long-stay visitors in Pattaya are on a tourist visa or visa exemption, which means a border run every 30–60 days depending on nationality. Confirm with your hotel upfront that you can leave for 1–2 nights and return to the same room without losing your rate or room. Most long-stay properties handle this routinely; some ask for a small holding fee. See the Thailand visa guide for entry rules by nationality.

Low season is the right time to negotiate. May through September, occupancy drops across the board and hotels are far more open to a deal. December through February is high season — monthly rates tighten or disappear.

FAQ

What is the cheapest monthly hotel rate in Pattaya?

The LK group hotels openly advertise monthly serviced rooms from ฿6,500/month. Neta Resort starts from ฿9,000/month. Both include pool access, WiFi and daily (or near-daily) cleaning — no kitchen.

Is it cheaper to rent a condo or stay in a hotel long-term?

A condo rental usually works out cheaper if you’re staying two months or more. A one-bedroom in Jomtien runs ฿8,000–฿18,000/month, versus ฿15,000–฿30,000 for a mid-range hotel room. The hotel wins on flexibility: no lease, no deposit, walk away when ready.

Do Pattaya hotels include electricity in monthly rates?

Usually not. Electricity is billed separately at commercial rates (฿5–8/unit). A/C running heavily in Pattaya summer adds ฿2,000–฿5,000/month. Always confirm before agreeing to a monthly price.

Which area of Pattaya is best for a monthly stay?

Jomtien is the most popular long-stay base — quieter beach, lower prices, calmer atmosphere. Central Pattaya suits people who want nightlife proximity and good food within walking distance. Pratumnak is a leafy middle ground.

How do I actually get a monthly rate?

Call or email the hotel directly — booking platforms rarely show monthly packages. Paying the first month upfront and being flexible on check-in date helps. May–September is low season and the easiest time to negotiate a deal.
